Development Complex Sign / Billboard Variance – 711 E. Fayette Avenue

Notice is hereby given that the Zoning Board of Appeals of the City of Effingham, Illinois, will hold a public hearing on October 28, 2025 at 6:00 P.M. in the City Council Chambers, 1st Floor, City Hall, located at 201 East Jefferson Avenue, Effingham, Illinois, at which time and place all interested parties may participate in the Public Hearing by presenting testimony and questions on a petition requesting a Variance for the following:

1.     allow a Development Complex Sign / Billboard on real estate which:

a.     does not have the required 100 feet separation to another sign per Article 24-7.C.(1)(c) – KIRBY RISK SIGN

b.     has a sign area of 300 sq. ft. which exceeds the maximum area of 250 sq. ft. per side per Article 24-7.C.(4)(a)

c.      does not have the required 100 feet separation to another sign per Article 24-7.C.(7)(b) – KIRBY RISK SIGN

d.     is not improved with a business permitted to have a Development Complex Sign / Billboard per Article 24-7.C.(8)

2.     allow an Electronic Message Board to replace the static sign on the East Face of the Billboard which:

a.     has an area of 225 sq. ft. per side which exceeds the maximum of 150 sq. ft. per side per Article 1-92 of said Appendix B,

b.     displays advertising other than displays limited to public service information or advertising for businesses located on the same property as the sign per Article 1-92 of said Appendix B,

on real estate in a M-1 Light Industrial District and more particularly described as follows:
